<li><span style="font-size: 12pt">Proactively connect with real estate developers, urban investment platforms, asset management firms and government planning authorities to source new mixed-use, office, TOD and urban regeneration projects; build client databases and maintain CRM opportunity records.</span></li>
<li><span style="font-size: 12pt">Maintain regular communication and site visits with existing key clients, attend industry events to acquire new clients, foster long-term partnerships and identify repeat &amp; multi-site project opportunities.</span></li>
<li><span style="font-size: 12pt">Collaborate with design principals and teams to compile pre-qualification documents, tender submissions, bilingual proposals and presentation decks; lead client presentations, commercial negotiations, quotation and pre-contract coordination.</span></li>
<li><span style="font-size: 12pt">Monitor domestic commercial real estate policies, urban regeneration trends and competitor activity; compile market reports to support regional business growth strategies.</span></li>
<li><span style="font-size: 12pt">Represent the practice at industry summits, liaise with media and partner design firms; support brand initiatives including project case promotion and client showroom receptions.</span></li>
<li><span style="font-size: 12pt">Hand over awarded projects to internal design teams, coordinate contract execution and payment milestones; submit monthly &amp; quarterly BD performance reports.</span></li>

<li>Bachelor’s degree or above, major in Architecture, Urban Planning, Marketing or Engineering Management preferred; minimum 3 years business development experience at architecture/planning design firms or real estate client front-end teams.</li>
<li>Sound knowledge of domestic development workflows for mixed-use, retail, TOD and urban regeneration schemes; existing solid connections with developers and urban investment platforms are highly advantageous.</li>
<li>Proven ability to independently deliver full tender packages and bilingual commercial documents; hands-on experience in client presentations and commercial negotiations.</li>
<li>Fluent written &amp; spoken English for communication with global headquarters and international real estate clients; proficient in MS Office, PowerPoint and basic Adobe design tools.</li>
<li>Result-driven, resilient under pressure, strong cross-department collaboration skills; willing to travel nationwide for client visits and industry events.</li>
<li>Preferred qualifications: Track record of successfully delivering large mixed-use projects; prior experience at international design practices; proven winning tender cases for large-scale developments.</li>
